📌 Know Before You Book

**Security deposit:** A $300 security deposit hold is required 2 days before arrival. For Airbnb reservations, the hold is collected through a secure payment link outside Airbnb. For VRBO reservations, it is collected at booking. The hold is released after departure provided there are no damage or other reportable issues.

**Booking requirements:** The person making the reservation must be an adult and the primary guest and is responsible for the entire group and compliance with the House Rules and Rental Agreement.

**Maximum occupancy:** 4 guests, not including children under 3 years old.

**Quiet hours:** 9:00 PM–7:00 AM. Outdoor amplified sound is prohibited at all times.

**Parking:** Maximum of 2 vehicles in the driveway. RVs, trailers, and campers are prohibited. Street parking is scarce.

**Stairs:** River Lady is a two-story home, with the bedrooms and main living areas located on one level. There are approximately 20 stairs from the parking area to the front door and 33 stairs from the back deck to the yard. Seasonal stairs lead toward the river dock. Please review the photos if stairs may be a concern.

**Neighborhood:** River Lady is located in a mixed residential/commercial neighborhood with permanent residents, vacation rentals, families, businesses, and working neighbors. Because of the location closer to downtown, guests may hear neighbors, businesses, and some traffic outdoors. Road noise is generally negligible inside the home and decreases at night.

**Cell service:** Cell service can be limited at the property. Wi-Fi is available.

**Pets:** No pets allowed.

**Yard:** The yard is not fenced. The back deck has a gate at the top of the stairs.

**River access:** The dock, kayaks, SUP, and river access are seasonal and dependent on water levels and conditions. Please use your own judgment regarding water activities.

**Cleaning fees:** Our cleaning fees help support local Sonoma County cleaners and a living wage for the people who prepare River Lady for every guest.

Cancellation Policy: Ninety-seven percent (97.00%) of the total booking charges will be refunded if the cancellation is made more than 14 days prior to the arrival date of the reservation. For cancellations made within 14 days prior to the arrival date, no refund will be issued.
